Why each ADU type has a different cost structure
Detached ADU
Includes a complete new building plus site work. It usually provides the best privacy and rental separation but carries the highest foundation, exterior, roofing and utility cost.
Attached ADU
Shares part of the main structure, but tie-in work can be expensive. Costs rise when the roof, foundation, framing, electrical service or occupied rooms must be modified.
Garage conversion
