San Diego ADU pricing cannot be reduced to one number. A 600-square-foot flat-lot unit in Clairemont with a short sewer connection is a different project from a 600-square-foot unit on a Point Loma slope, a coastal parcel in La Jolla or a septic property in Ramona.

Planning range, not a quote: complete detached ADUs in San Diego are frequently discussed in a broad range of roughly $375 to $600 or more per square foot, with many total projects around $300,000 to $450,000 or higher. Small, difficult, luxury, coastal and hillside projects can exceed these ranges.

Why each ADU type has a different cost structure

Detached ADU

Includes a complete new building plus site work. It usually provides the best privacy and rental separation but carries the highest foundation, exterior, roofing and utility cost.

Shares part of the main structure, but tie-in work can be expensive. Costs rise when the roof, foundation, framing, electrical service or occupied rooms must be modified.

Why a 400-square-foot ADU is not one-third the cost of a 1,200-square-foot ADU

  • Both need a legal kitchen and bathroom.
  • Both need design, engineering and permits.

ADU permit and impact fees

Government fees are not one fixed San Diego number. They depend on whether the property is in the City of San Diego, unincorporated County or another city, plus project valuation, review type, size, utilities and special permits.

Building and plan-review fees

These may include planning, building, structural, mechanical, electrical, plumbing, records, inspections and other agency charges.

Impact-fee rule

California law prohibits impact fees for ADUs with 750 square feet or less of interior livable space. Larger ADUs may be charged proportionately under state law.

Other possible charges

North Park and central neighborhoods

La Jolla and coastal communities
