What an ADU feasibility study actually does
A feasibility study identifies the strongest ADU path for the property and exposes the problems that should be solved before full architectural drawings, engineering and permit fees are committed. It combines desktop research, property records, mapping, owner-provided information and site observations when applicable.
Confirms the legal path
The study identifies the responsible jurisdiction, zoning, overlays, existing unit count and whether the project is most likely to proceed as a detached ADU, attached ADU, conversion, JADU or another housing strategy.
Defines the usable site
It maps the realistic building area after setbacks, easements, structures, slope, drainage, access, utilities, trees, retaining walls, patios, pools and fire conditions are considered.

When a feasibility study is most valuable
Every ADU benefits from early feasibility, but the study becomes especially important when the property is constrained, the owner is comparing multiple concepts or the project budget cannot absorb major surprises.
- You have not confirmed whether the property is inside a city or unincorporated County.
- The yard is small, narrow, irregular, sloped, terraced or adjacent to a canyon.
- The proposed ADU is close to a property line, easement, pool, retaining wall or existing structure.
- The property is in La Jolla, Pacific Beach, Ocean Beach, Point Loma or another coastal area.
- The parcel may be inside a high or very high fire hazard area.

A useful study does not simply say that state law allows ADUs. It explains which option fits the lot, where it can go, what information is still missing, what may require agency confirmation and which costs should be investigated before design.

How we classify ADU feasibility risk
Feasibility is not simply �allowed� or �not allowed.� A legal ADU may still be financially weak because of site work, utilities, access or the amount of existing property value it displaces.
Low-complexity candidate
Clear jurisdiction, flat build area, practical setbacks, short utility routes, public sewer, good side access, no obvious coastal or fire complication and limited demolition.
Workable with verification
The ADU appears practical, but survey, panel, sewer, drainage, structural, fire, title or agency questions should be resolved before the design is finalized.
High-complexity candidate
Steep grade, retaining walls, septic limits, pumping, coastal processing, severe access, extensive demolition, uncertain legal structures or several overlapping constraints.
Feasibility means comparing the right ADU type
A detached unit is not automatically the best answer. The study should compare the options that preserve the most property value while meeting the owner�s actual housing goal.

San Diego ADU feasibility warning signs
These conditions do not automatically prevent an ADU. They indicate that targeted research or professional verification should happen before a final layout and budget are accepted.
- The yard slopes away from the public sewer or existing lateral.
- A canyon, open-space edge or dense brush is close to the proposed building area.
- The property is in the Coastal Overlay Zone or near an appealable coastal area.
- Fences, walls or improvements do not align with available parcel mapping.
- A recorded easement crosses the only obvious building location.
- The side-yard path is blocked by stairs, HVAC equipment, pools, walls or utility meters.
- The garage or addition does not appear in permit records.
- The property relies on septic or a private well.
- Large retaining walls or substantial grading appear necessary.
- The electrical service is older or already carries large loads.
- The ADU would eliminate all private outdoor space for the main house.
- The only practical windows directly face neighboring or primary-home living spaces.
Feasibility by San Diego property type
Urban infill lots
North Park, South Park, Normal Heights, University Heights, City Heights, Golden Hill and similar areas often require precise access, privacy, parking, older-structure and compact utility planning.
Coastal properties
La Jolla, Pacific Beach, Ocean Beach, Point Loma, Del Mar, Encinitas, Solana Beach and Coronado-area projects should verify coastal boundaries, local jurisdiction, parking, corrosion exposure and privacy early.
Suburban lots
Clairemont, Mira Mesa, Tierrasanta, Scripps Ranch, Rancho Pe�asquitos, Poway, La Mesa, Chula Vista and Santee can provide strong ADU sites, but utility routes and fire exposure still vary parcel by parcel.
Canyon and hillside lots
Mission Hills, Bay Park, University City, San Carlos, parts of La Mesa and other canyon-adjacent areas may involve fire review, drainage, steep access, retaining walls and special foundation design.
Semi-rural County parcels

Multifamily properties
Existing apartment and small multifamily sites require a legal unit count, conversion-space review, detached unit analysis, fire access, parking and shared utility evaluation.

What feasibility cannot guarantee

Common feasibility mistakes
Using lot size alone
A large lot can have poor ADU feasibility because of slope, septic, easements, fire exposure or long utility runs. A smaller flat lot can be simpler and more profitable.
Buying plans before locating utilities
A kitchen and bathroom on the wrong side of the unit can add trenching, pumping and hardscape restoration that a mirrored or rotated plan could have avoided.
Treating fences as property lines
Fences are not reliable boundary evidence. Tight setback conditions may require survey work before the site plan is finalized.
Ignoring the main home
An ADU can be technically buildable and still damage privacy, daylight, parking, yard use or resale appeal for the primary residence.
Pricing only the building
Site demolition, utilities, drainage, grading, access, retaining walls and upgrades can move the budget more than basic finish selections.
Assuming every issue is visible online
Mapping and records can miss private utilities, undocumented construction, actual elevations, soil conditions and concealed structural problems.

Can a garage conversion be more feasible than a detached ADU?

Do I need to contact the City before ordering a feasibility study?
